Water Heater Replacement for Mooresville Homes

Most water heaters in Mooresville get replaced the same way: someone reads the label on the old tank and installs the same size again. That's fast, and sometimes it's right. But a lot of Mooresville homes have changed since that first tank went in. A finished bonus room, a second-floor primary bath, kids who grew into teenagers. At Macaw Plumbing & Tankless, we replace water heaters across Mooresville and Iredell County, and we start by asking how your house uses hot water now.

Replace It With What Your House Needs Now

The number that matters on a water heater isn't the gallons. It's the first-hour rating: how much hot water the heater can deliver in an hour starting from a full tank. It's printed on the yellow EnergyGuide label, and two 50-gallon tanks can be far apart on it.

That's why a like-for-like swap can leave you exactly where you started. If showers are going cold on school mornings, the same tank again gives you the same cold showers for another ten years. We look at the number of bathrooms, how many showers run at once, and whether there's a big soaking tub, then sizes the replacement to that.

Sometimes the honest answer is the same size you already have. Sometimes it's a step up, a different fuel, or a tankless unit. We'll explain which and why, in plain language, before anything gets ordered.

Town Water or a Well Changes the Job

Mooresville homes on the town system get treated water from Lake Norman. Homes outside the town's service area are usually on private wells, and that changes what a new water heater needs.

Well water in this part of Iredell County can carry iron, hardness, and sometimes sulfates. Iron and hardness settle in the bottom of a tank faster than town water does, so flushing matters more. Sulfates cause a problem most people don't connect to the water heater at all: a rotten-egg smell that only shows up in the hot water. That smell usually comes from the anode rod, a metal rod inside the tank that protects it from rust. In some well water, the standard rod reacts and produces the odor. The fix is often a different type of anode, not a new heater and not a new well.

Our owner, Jonathan Johns, holds NC Well Seal Certification, so we look at the whole system, not just the tank. If the water itself is the problem, we can talk through whole-home water treatment or well pump repair on the same visit, rather than sending you to someone else.

Repair, Replace, or Go Tankless

A water heater that's less than about eight years old with a single failed part is usually worth repairing. Thermostats, heating elements, gas valves, and leaking fittings can all be replaced. We'll tell you when a repair is the right call.

A leaking tank is different. Once water is coming from the tank itself, or the hot water runs rusty, the inside has corroded and there's nothing to fix.

If you're replacing anyway, it's a good time to compare. Larger Mooresville and Lake Norman homes are often where a tankless water heater makes the most sense, because it doesn't run out. Our owner, Jonathan Johns, is a Navien Certified Service Specialist, and we've installed and serviced more than 300 tankless systems in this area. We'll also tell you when a tank is the better value. Installed prices for both are on our pricing page, and our 20-year cost comparison walks through the long-term math.

Permits for Mooresville Water Heaters

Building permits for Mooresville addresses, inside or outside town limits, are issued by Iredell County, not the Town of Mooresville. Under North Carolina law, a straight replacement in a single-family home can be done without a permit when a licensed plumber does the work and nothing changes: same fuel, same capacity, same location, same venting. Moving the heater, going up a size, switching from electric to gas, or converting to tankless all need one.

We tell you up front which category your job falls in, and pull the permit when it's required.

What Replacement Day Looks Like

We confirm the new heater fits the space, the fuel supply, and the venting before we start. Then we drain and remove the old unit, set the new one, make the water, gas or electrical, and vent connections, and fill and test everything for leaks. We haul the old heater away.

Most replacements are finished in one visit. Before we leave, we'll show you the shutoff, set the temperature, and tell you how often to flush the tank for your water, whether that's town water or a well.

Serving Mooresville and the Lake Norman Area

We replace water heaters throughout Mooresville, including the 28115 and 28117 ZIP codes, along with Troutman, Davidson, and Cornelius. We're based in China Grove, so Mooresville is close to home.

For everything else we handle in town, visit our Mooresville plumber page, or read more about tank water heaters, tankless installation, and hot water recirculation if your problem is waiting for hot water rather than running out of it. Each month we also do one plumbing repair free of charge for a family in need, through Serving Hands.

Frequently Asked Questions

How do I know what size water heater I need?

Look at the first-hour rating on the EnergyGuide label, not just the gallons. Compare it to how your household uses hot water during its busiest hour, usually the morning. If you regularly run out, the replacement should have a higher first-hour rating, or it may be time to consider tankless. We size every replacement to the house, not just to the old tank.

Why does my hot water smell like rotten eggs?

If the smell is only in the hot water and you're on a well, the anode rod inside the tank is the likely cause. It can react with sulfates in some well water. Replacing the rod with a different type often solves it without replacing the water heater. If the smell is in the cold water too, the cause is in the water supply, and water treatment is the better fix.

Do I need a permit to replace a water heater in Mooresville?

Permits for Mooresville homes come from Iredell County. A straight like-for-like replacement by a licensed plumber in a single-family home is generally exempt. Any change in fuel, size, location, or venting, or a switch to tankless, needs a permit. We'll tell you which applies to your job.
