If your home was built sometime between the late 1970s and mid-1990s, there's a real chance it has polybutylene pipes running through the walls — and there's an equally real chance nobody has ever told you that's something worth knowing about.

Polybutylene was used in homes across the country for about two decades. It was cheap, flexible, and easy to install, so builders reached for it constantly. The trouble is it doesn't hold up over time. And in Cabarrus and Rowan County, where a lot of the housing stock falls right in that build window, we run into the results of that fairly regularly.

Here's what polybutylene is, how to tell if your home has it, why it fails, and what it looks like to have it replaced.

What Are Polybutylene Pipes?

Polybutylene is a type of plastic resin that was used to make residential water supply pipes starting in the late 1970s. If you've seen gray plastic tubing running through a utility room or coming out of the wall near a water heater, there's a good chance that's what you were looking at.

It was marketed as the pipe of the future. Low cost, flexible, resistant to freezing, easier to install than copper. For about two decades, roughly a quarter of all new homes in the United States were built with it.

The problem showed up later. Chlorine used to treat municipal water reacts with polybutylene over time, breaking the material down from the inside. The pipe gets brittle. The fittings — usually gray or white plastic — crack and fail. When it goes, it doesn't always announce itself with a dramatic burst. Often it's slow leaks inside walls, pinhole failures near fittings, or water damage that doesn't surface until it's already done real harm.

Which Homes in Cabarrus and Rowan County Are Most Likely to Have It?

Homes built between roughly 1978 and 1995 are the ones to look at. That's the full production window for polybutylene in residential construction, and it maps directly onto a period of real housing growth in this area.

If your home was built before 1978, you're more likely looking at copper or galvanized steel. If it was built after 1995, polybutylene had already been largely phased out — a major class action lawsuit settlement in the mid-1990s effectively ended its use in new construction. But homes built in that middle window, especially tract-built subdivisions from the 1980s, are the ones most likely to still have the original poly pipes running through them.

How to Check If Your Home Has Polybutylene Pipes

You don't need a plumber to do a first check. Here's where to look.

Start at the water heater. The supply pipes coming in and out of your water heater are usually visible. Polybutylene is most commonly gray, though it can also show up in a dull blue or black. It's typically half-inch to one-inch in diameter and has a slightly matte, plastic look — not shiny like copper, not white like PVC.

Check under the kitchen and bathroom sinks. If the supply lines running to your faucets are gray plastic, that's worth noting.

Look in the utility room or unfinished basement. Anywhere supply lines are exposed is a good place to check. If you see gray plastic pipe stamped with "PB2110" or similar markings, that's polybutylene.

Check where the main line enters the house. The pipe coming in from the street or meter is another common location. Gray plastic coming through the foundation wall is a flag.

Why Polybutylene Pipes Fail

The short version: chlorine attacks them.

Municipal water systems treat water with chlorine to keep it safe to drink. That's a good thing for your health. But chlorine is a mild oxidizer, and over years of contact with polybutylene, it degrades the material from the inside out. The outer surface of the pipe can still look perfectly fine while the inner wall has already become brittle and prone to cracking.

The fittings are often the first to go. Polybutylene systems typically used acetal plastic fittings — the connectors at every joint. These are particularly vulnerable to chlorine exposure, and when they crack, water gets into walls, subfloors, and ceilings before anyone realizes something's wrong.

Age matters too. A polybutylene system installed in 1985 is now over 40 years old. Even one that's never had a visible problem is operating well past a reasonable service life for that material.

Signs Your Pipes May Already Be Failing

The trickiest thing about polybutylene failure is that it often doesn't announce itself clearly. A few things worth paying attention to:

Staining or discoloration around fittings under sinks or near the water heater. Soft spots in drywall along plumbing walls. Unexplained water stains on ceilings, especially on upper floors where supply lines run through interior walls. A sudden drop in water pressure without an obvious explanation.

And sometimes, nothing visible at all — until a fitting gives way inside a finished wall.

What Pipe Replacement Actually Looks Like

When polybutylene pipes are replaced, the original gray plastic supply lines come out and go in with a modern material. For most residential work today, that means PEX — cross-linked polyethylene. PEX is flexible, durable, resistant to chlorine degradation, and much easier to run through existing walls than rigid copper. It's also what most plumbing codes favor for residential repipes.

The scope of the job depends on the house. A home where poly pipes run mostly through an unfinished basement or exposed utility space is a different project than one where everything is buried inside finished, painted walls. Accessibility drives the timeline and the disruption.

For most homes in this area, the work involves accessing the supply lines at key points — the water heater, under sinks, at the utility space — and tracing the runs from there. In some cases, small drywall openings are needed to reach connections inside walls. It's not a quick afternoon job, but it's also not the whole-home renovation some homeowners picture when they first hear "repipe."

If You're Buying an Older Home in This Area

A few things worth knowing if you're in the middle of buying a home in Cabarrus or Rowan County.

Polybutylene pipes aren't always flagged the same way on inspection reports. Some inspectors call it out clearly as a material concern; others simply note the pipe type and leave the interpretation to the buyer. If you see "polybutylene" or "PB" anywhere in an inspection report, it's worth asking a licensed plumber to give you a straight read on the system's current condition before you close.
